SAN DIEGO – Murphy Development Company (MDC) has started construction on the final building at The Campus at San Diego Business Park, a 137,000-square-foot speculative building on seven acres.
Building 3, a concrete tilt-up located at 2065 Sanyo Avenue, will feature a 32-foot minimum clear height, 6,000 amps of 277/480 volt power, manufacturing sewer and water capacity, ESFR sprinklers, concrete truck courts, wide column spacing and high dock door ratios designed for distribution users. The building is strategically located adjacent to SR 11 and within a few hundred feet of SR 905, providing excellent freeway identity and access.
The Campus at San Diego Business Park is a fully fenced, secure site with onsite security and C-TPAT certification.
Murphy’s development team for Building 3 includes Pacific Cornerstone Architects and Lusardi Construction as the general contractor. Construction is set to be completed in the fourth quarter of 2019.
Murphy Development purchased the San Diego Business Park (SDBP) in Otay Mesa from Panasonic Corporation of North America in early 2017 and renamed it The Campus at San Diego Business Park. (Murphy Development originally built the 542,197-square-foot, two-building campus in 1986 for Sanyo. It was subsequently sold to Panasonic.)
Following reacquisition, Murphy completed $15 million in upgrades that included installing new drought-tolerant landscaping, replacing all office glazing with energy efficient glass, modernizing the office areas, updating the solar panel system, and adding dock and grade doors.
The existing two buildings at The Campus are leased to Panasonic North America, Brokerage & Logistics Solutions (BLS), kSARIA, and General Services Administration (GSA). Fifty-seven thousand square feet of warehouse space remains available for lease in Building 1 and 20,000 square feet of office space remains available for lease in Building 2.
Murphy Development has designed and completed in excess of 10 million square feet of corporate industrial and technology projects in San Diego. Infrastructure improvements are underway way at MDC’s next project, Brown Field Technology Park, a 50-acre, master-planned corporate industrial development, also in Otay Mesa, where MDC will develop up to 2 million square feet of Class A industrial buildings. Current building designs range from 50,000 – 350,000 square feet and are designed for manufacturing and distribution tenants.
Additionally, MDC has completed build-out of its 2.1 million-square-foot Siempre Viva Business Park with the recent construction of the 79,050-square-foot Building 17, located at 8500 Kerns Street in San Diego’s Otay Mesa.
