San Diego-based Murphy Development Company (“MDC”) master-plans and develops multiphase corporate industrial and technology parks. MDC is also an active operator and investor of industrial real estate assets. Since its establishment in 1984, the company has master planned and developed more than 10,000,000 square feet of projects throughout San Diego County, with current projects in the Otay Mesa and Scripps Ranch sub-markets.
Otay Mesa is San Diego’s fastest growing submarket, situated only twenty miles south of the CBD on the U.S./Mexico border. Scripps Ranch is a suburban office, technology, and industrial market situated in the geographic center of San Diego, just east of the Sorrento Mesa, home to many of San Diego’s largest tech, pharma, research and corporate headquarters companies’.
Murphy Development began San Diego development operations in the Otay Mesa submarket. The first two MDC award-winning Otay Mesa projects completed were the 80-acre, 1,350,000 square foot San Diego Business Park and the 155 acre, 2,000,000 square foot Brown Field Business Park.
Murphy Development has four current projects, The Campus at San Diego Business Park, Siempre Viva Business Park (“SVBP”), Brown Field Technology Park (“BFTP”), and Scripps Ranch Technology Park (“SRTP”). The 155 acre, 2,100,000 square foot Siempre Viva Business Park in Otay Mesa was completed in December 2018. Building 16, a highly improved 159,631 square foot food processing facility, was completed for Circle Foods (now Tyson Foods) in December 2008, and was sold to Ajinomoto in early 2018. Building 18, the penultimate building at SVBP was completed in 2016, and the entire 121,970 square-foot building has been leased to BD / Carefusion. The final Class A industrial Building 17 at SVBP, a 79,050-square-foot building was completed in December 2018.
Grading is nearing completion and Murphy Development is underway on preleasing its fourth Otay Mesa development, the Brown Field Technology Park. The project is located on Otay Mesa Road, across from the City of San Diego owned Brown Field Airport. The development is situated at the Britannia Boulevard diamond interchange for the SR-905. Brown Field Technology Park is fully entitled and master planned for up to 2,000,000 square feet of corporate industrial, technology, and office product.
MDC acquired the 31 acre Scripps Ranch Technology Park in Q3 of 2014 from Intel Corporation. Located in the center of San Diego’s growing technology, defense, and biotech market, the park is a few short blocks off I-15 via three major interchanges, Carroll Canyon Road, Miramar/Pomerado Road, and Mira Mesa Boulevard.
One of San Diego’s few remaining improved and fully entitled sites, Scripps Ranch Technology Park will deliver over 1,000,000 square feet of state-of-the-art, LEED certified buildings. SRTP offers 100 year old eucalyptus trees, neighborhood amenities, and proximity to a highly educated labor pool. In addition to the 31 acres available for development, this unique site provides an additional 24 acres of walking and fitness trails, the enchanting Evans pond, a city park, and a landscaped gazebo area. Scripps Ranch Technology Park offers a unique, landscaped campus setting with large floorplate, state-of-the-art, LEED certified buildings. It will be the future home to a wide range of tech, pharma, defense, biotech, and corporate headquarters companies.
