SAN DIEGO, September XX, 2020 – Signifying the strength of San Diego as a key logistics hub,
JLL announced today that Hillebrand, a global, leading service provider in forwarding, transport
and logistics of beer, wine, spirits and specialty products that require special care has signed a
111,500-square-foot lease at The Campus at San Diego Business Park, a 37-acre, three-building,
665,229-square-foot business campus located at 2001, 2055, and 2065 Sanyo Avenue in the San
Diego, California submarket of Otay Mesa. This will be Hillebrand’s first facility in San Diego.
They will occupy a recently constructed building located at 2065 Sanyo Avenue.
Hillebrand’s brand-new building at 2065 Sanyo features a 32-foot minimum clear height, 4,000 amps of
277/480 volt power, manufacturing sewer and water capacity, ESFR sprinklers, concrete truck courts
and wide column spacing. The building has 33 dock-high doors, with an additional 13 trailer parking
spaces. It is strategically located adjacent to SR 11 and within a few hundred feet of SR 905, providing
excellent freeway identity and access.

the lease. The landlord, Murphy Development Company (MDC), was represented by Andy Irwin and
Joe Anderson of JLL San Diego.

According to a recent JLL industrial demand report, prior to the pandemic the company attributed as
much as 35% of its overall industrial leasing to e-commerce, but now, with expectations for e-commerce
to grow 20% in 2020 alone, JLL reports as much as 50% of its leasing activity is already attributed to e-
commerce operations this year.

MDC purchased the two-building business park from Panasonic Corporation of North America in 2017
and re-branded it The Campus at San Diego Business Park. Later that year it completed a $15 million
renovation which included new landscaping, outdoor amenities, new energy-efficient glass, new lobbies,

additional dock-high and grade doors, and solar system upgrades. In addition, MDC completed a third
building at The Campus in 2020, a 137,000 state-of-the-art distribution building, which Hillebrand has
leased. The completely fenced and secure Campus is C-TPAT (Customs-Trade Partnership Against
Terrorism) eligible, which expedites international cargo processing. MDC recently added an onsite café
that serves coffee drinks, breakfast and lunch for its tenants’ exclusive use.
