Brown Field Technology Park (BFTP) is a 50-acre master-planned corporate industrial development in Otay Mesa. Murphy Development Company (MDC) has completed construction on both phases, Unit I and Unit II, of the project.

Brown Field Technology Park is located at the Britannia Blvd diamond interchange on the SR-905 freeway, completed in Fall 2012. Brown Field Technology Park enjoys high freeway visibility and easy ingress/egress for potential users and tenants, who can also take advantage of the City of San Diego owned Brown Field Airport directly across Otay
Mesa Road.

The first phase of development, Unit 1, began in 2019 with a build-to-suit for The Salvation Army. Murphy helped The Salvation Army relocate from two downtown San Diego facilities to BFTP in Q1 2021. The build-to-suit facility includes an 85,000-square-foot industrial building and a 45,000-square-foot support services building. In addition to The Salvation Army facility, MDC built two additional Class A industrial buildings at Unit I of BFTP, Building A, a 103,662-square-foot building, and Building C, a
124,326-square-foot building.

MDC began construction in 2022 of Unit II at Brown Field Technology Park, and includes two speculative, Class A industrial buildings, Building 1, a 102,099-square-foot building and Building 2, a 101,145-square-foot building.

The four-building portfolio of Buildings A, C, 1, and 2 totaling 432,924 square-feet was acquired in two separate transactions by Hines, one of the largest privately held real estate investors and managers in the world. The sale occurred over the course of a year with closings in October 2023 and June 2022. Hines acquired the portfolio as a long-term investment hold.
