Brown Field Technology Park is a 50 acre master-planned corporate industrial development in Otay Mesa. Murphy Development Company will develop 1,000,000 square feet of Class A industrial buildings. Current building designs range from 80,000 – 350,000 square feet, and are designed for manufacturing and distribution tenants.
The park is entitled for over 3.2 million square feet of state-of-the-art designed buildings, with signature Murphy Development corporate design guidelines, landscaping, and CC&R’s. Brown Field Technology Park has two recorded Final Maps, all entitlements have been secured, and the grading and improvement permits pulled. Lot grading on the northern Unit 1 was completed in the fourth quarter of 2014. Shell buildings can be completed in 12 months from lease execution.
Brown Field Technology Park is located at the Britannia Blvd diamond interchange on the SR-905 freeway, completed in Fall 2012. Brown Field Technology Park enjoys high freeway visibility and easy ingress/egress for potential users and tenants, who can also take advantage of the City of San Diego owned Brown Field Airport directly across Otay Mesa Road.
With the completion of SR-905, BFTP is freeway close to many key San Diego locations and mature markets. BFTP is located 21 miles from Lindbergh Field; Kearny Mesa is 22 miles north on I-805, and UTC only 27 miles north on I-5. BFTP and its state-of-the-art building designs are well poised to attract San Diego tenants that want to expand or relocate to a multi-phase campus due to its freeway close location.
The new Cross Border Terminal that connects to the Tijuana International Airport was completed in the end of 2015. Passengers use SR-905, SR-125 and the Britannia diamond interchange, driving past Brown Field Tech Park en route to the terminal, adding to its enviable location as the best corporate site on Otay Mesa.
